What is dry rot?
Dry rot is the name given to the damage caused by a type of fungus when it finds its way into your home. The Serpula lacrymans fungus is more commonly found on the forest floor where it plays an essential role in breaking down fallen trees to make space for new growth. The fungus digests the structure of wood so that it can break down easily.
Unfortunately for homeowners, it can also find its way into your home when the conditions are right. This can cause widespread structural damage that all starts with a simple damp problem that goes untreated. Dry rot can find its way through the masonry in your property to find suitable wood to digest.
High moisture levels are required for the fungus to be able to break down the cellulose and lignin by secreting an enzyme. The wood left behind by this process is brittle and dry and will break apart easily in your hands.
Is dry rot the same as wet rot?
No, they might sound similar but these are very different. They are caused by a different type of fungus and they require very different conditions in order to thrive. Wet rot needs moisture levels of around 50% to be able to digest wood, while dry rot only needs levels of around 25% in order to thrive.
The damage left behind is also very different. While dry rot leaves the wood brittle and crumbly, dry rot leaves it swollen, soft and spongy. Both should be addressed as a matter of urgency as they could cause widespread damage.
How to spot dry rot in your home
It’s important to be able to spot the early signs of dry rot in your home in Esher so you can act quickly and prevent further damage. The first sign is often a smell, which may be musty or earthy. If you notice a damp smell in your home, it’s always worth investigating further.
Dry rot growth is usually well hidden, but you may find a furry white growth on affected food. As this matures, it will develop a rusty orange bloom that spreads from the centre. This will spread spores throughout your home and these might look like brick dust on your furniture and walls.
The wood left behind by dry rot will be dry, brittle and easy to break apart between your fingers. It has a cuboidal cracking structure that will cause it to break into small cube shapes. If you think you have spotted any of the above signs in your home, get in touch with our team to find out how we can put things right.

How is dry rot treated?
The treatment is quite simple, but it’s very important to get it right so that the issue cannot return. We start with a fungicidal treatment to stop the spread any further. We can also address the damp issue that is allowing the dry rot to thrive. Finally, we can replace damaged timber with pre-treated material to ensure that there is less chance that the problem can return.
