OUR INSTRUCTIONS.

Following meetings with one of London’s, main contractors, Tapco HomeDry were appointed to carry out several hundred, specialist damp surveys, throughout North London, in particular, Islington, on behalf of Islington Borough Council, as a part of a considerable refurbishment program on local authority housing. Rising Damp had been identified to many hundreds of the properties, which was to be dealt with by the main contractors in conjunction with Tapco HomeDry. The first stage of the project was for the main contractor to schedule appointments for us to survey each property, which was carried out strictly in accordance with their  instructions.

HOW WE SURVEY FOR RISING DAMP

Our Property Care Association (PCA) qualified damp surveyor attended each property and initially inspected the damp walls identified at this property and checked externally for any building defects that may be causing rain penetration that would make the internal wall surfaces damp. Moisture readings were then taken to random areas of the internal wall surfaces, using a calibrated damp meter in measure mode to measure the level of moisture in the wall. Moisture readings were also taken to localised skirting boards and joinery timbers, which were also probed with a sharp instrument to test for decay.

Areas of damp and timber rot that was found was noted and detailed in our report, together with images and a floor plan, which was sent to our client for their own contractors to carry out the remedial work, strictly in accordance with our recommendations. The complete damp and timber rot surveying contract lasted almost two years and much to the delight of our client, finished with almost every property surveyed.
