IDENTIFYING DRY ROT

The beautiful Manor House in Cobham Park, once the home of Logica, has since been converted into several luxury apartments. Many areas of the property were affected by separate attacks of the dreaded Dry-Rot fungus (Serpula lacrymans), which was destroying timbers and ornate plaster to several parts of the property.. There were also many damp issues including rising damp and lateral damp penetration, all of which we rectified over several months. Several surveys were carried out by our qualified surveyors and all items identified were detailed in our reports with separate floor plans and images.

ERADICATING DRY ROT

Each attack of dry rot and areas of rising damp were treated and eradicated separately. Our experienced operatives carefully removed wall and ceiling plaster to expose the extent of the strands (mycelium) from each attack. Affected and weekend timbers were removed and all rubble was carefully removed to limit the spread of spores. The exposed masonry was thoroughly cleaned and applications of fungicidal masonry solution was applied, boring and irrigating as required. The timbers were replaced as necessary, using new pre-treated timber ensuring protection from walls. The walls and ceilings were then replastered in accordance with our specification and the ornate cornices were replaced by a specialist contractor. Further plaster was removed from the base of the walls affected by rising damp, up to a height of 1.2 metres. A selected mortar joint at the base of the walls was pattern drilled, cleared of dust and injected with a Silane/Siloxane cream damp proof course solution, at the approved rates. The walls were then replastered in accordance with our damp proof plastering specification to complete the system. All of the ornate skirting timbers were specially machined to match existing, primed and fitted for others to decorate.
