Is dry rot the same as wet rot?

No, dry rot and wet rot are not the same thing. They are caused by two different types of fungus and they require different conditions to be able to thrive. While both need damp conditions, dry rot only needs moisture levels around 20% to be able to spread and leave the wood dried out.

In contrast, wet rot needs moisture levels to be around 50% and will leave the wood soft and spongy. Both are very damaging to properties and require swift intervention to ensure they do not spread.

What is dry rot?

Dry rot is a name given to a type of fungus when it infiltrates your home. The Serpula lacrymans fungus is more commonly found on the forest floor where it helps to break down fallen trees and make space for new growth. It can also find its way into your home, making its way through masonry to attack timber structures.

The fungus secretes an enzyme that digests damp wood, leaving it dry and brittle – hence the name. Once it has found suitable material in your home, it can spread quickly and cause widespread damage.

Dry rot leaves behind wood that is dry, brittle and dark. It will break apart easily between your fingers, which means it has lost all of its structural integrity. Bad news if you find this fungus on floorboards, door frames or other structural parts of your home.

While dry rot might be more commonly associated with older properties, it can also be found in new properties. If your property contains timber that has not been treated for dry rot, and you also have a damp problem, your home could be at risk.

How to spot dry rot in your home

It’s most likely that you will notice a smell before anything else. Dry rot is often associated with dampness, and therefore there is usually a musty or earthy odour. If you notice a damp smell in your home, it could be worth investigating further to find the source.

Another common sign of dry rot in your home is a furry white growth on wood. As the fungus spreads, it creates a rusty orange bloom that allows small orange spores to spread and land on surfaces in your home. This might look like brick dust.

Wood that has already been digested by the dry rot will be darker than surrounding wood. It will also be brittle and will break into characteristic cuboidal structures. This cracking structure will cause the wood to break into small cube shapes.

How is dry rot treated?

The first step is often to deal with the damp problem, as you cannot have dry rot without dampness. Once this has been sorted, we can treat the timber in your home with a fungicidal treatment to stop it from spreading further. And finally, we can replace rotten timber with pre-treated wood which should help to prevent the issue from returning.
